Arroyo & Coates Negotiates the Sale of $11,150,000 Retail/Commercial Center in Sacramento

San Francisco, CA (April 2009)— Arroyo & Coates announced today that it acted as the sole advisor in the disposition of Arden Howe Plaza, a 59,082 SF, shopping center in the Arden submarket of Sacramento, CA. The property was bought and sold by undisclosed private investors. A total of 13 offers were presented to the seller. With a sales price of $11,150,000, Arden Howe Plaza is one of the largest commercial transactions in Northern California within the past 6 months. Originally constructed in the early 1980s, Arden Howe Plaza is located just off the Southeast Corner of Arden Way and Howe Avenue. The center contains 30,297 SF of retail shops, including major tenants Round Table Pizza, Wells Fargo, Mexicana Airlines, and Brook Furniture; and 28,880 SF of commercial flex space. At the time of sale the property was 96% occupied. Both the buyer and seller were represented in the transaction by Vincent Aicale, a Senior Sales Associate, and Pedro Arroyo, a Founding Partner of the Arroyo Commercial Group— a division of Arroyo & Coates formed in 1988. The Arroyo Commercial Group specializes in the acquisition and disposition of retail, office and triple net properties. Since 2000, they have completed the sale of nearly $1.1 Billion dollars and over 12 Million square feet.
